In order to make the town fit for the future, the municipality of nudlingen has commissioned the preparation of an integrated urban development concept with preparatory studies for nudlingen. The project is funded by the bund-lander urban development program "soziale stadt" demanded with funds from the state of bavaria and the federal government.
The citizens are invited to participate in the development process from the very beginning and to actively shape the future of their town.
The kick-off event for this process will take place on thursday, 25 thursday.November at 18.30 o’clock in the schlossberghalle. All citizens of nudlingen are cordially invited to inform themselves about the project and to give their own initial assessments of the town. After the event, the contents of the evening will be published on the homepage of the municipality of nudlingen and there will be an opportunity for feedback.
Due to the current situation, access is only allowed for vaccinated or recovered persons (2G). The proof must be presented at the entrance in written or electronic form. In the integrated urban development concept, goals and concrete implementation measures are developed that focus on existing opportunities and challenges and identify strategies for key future issues and spatial priorities in nudlingen. Accordingly, it is necessary to define the different requirements in the areas of housing, building, traffic, work, social, cultural and supply and to work out suitable measures and projects.
First of all, the strengths and weaknesses of the public spaces as well as the mobility, cultural and leisure facilities on site are to be identified. In addition, the urban planning deficiencies, traffic problems and the requirements for public services in nudlingen will be analyzed.
With the help of the urban development plan, cross-thematic approaches and concrete measures should sustainably improve the living and working conditions for all age groups. The aim is also to reactivate the vacant sites within the town and to preserve the townscape with its prominent buildings. At the end of the development process, there should be a concept that is developed and supported by a broad majority of the population. Local development to become a joint affair of the citizens.
Preparatory studies are being carried out in parallel with the development concept. The purpose of these assessments is to identify and evaluate the prevailing social, structural and urban development conditions in a previously defined study area in order to obtain a basis for assessing the need for redevelopment.
The aim of these preparatory studies is to create the preconditions for the designation of a formally defined redevelopment area in accordance with sections 136 and the following of the german building code (baugesetzbuch, baugb).
By formally defining a redevelopment area, the municipality of nudlingen wanted to offer citizens an incentive to invest in the modernization and repair of their private buildings. In a formally defined redevelopment area, the owner of a building is entitled to an increased tax deduction for construction costs and maintenance work on buildings in accordance with sections 7h, 10f, 11a of the income tax act.
